At the start of the process, the landlord needs to provide us with a few simple details about the property and make an appointment for an ARLA qualified lettings agent to visit the property.

Your dedicated agent will then prepare market research around recent rents received for similar properties and discuss specific requirements including the type of tenants you want to house, is the property furnished or not? Will smoking and pets be allowed?

Your dedicated agent will be able to advise you on the best way to maximise the potential of the property, including getting it cleaned, or touching up paint work. If unfurnished, bringing in furniture can really make it feel more homely. If you are looking to rent your property furnished, we recommend a neutral/modern style, it also must be in line with current legislation.

We can also deal with obtaining Energy Performance Certificates (EPC) and gas safety certificates, which are mandatory.
